How to embed a 3D tour in an MLS listing

Short answer

You embed a 3D tour in an MLS listing by pasting the tour's URL into the listing's virtual-tour field; almost no MLS accepts raw iframe code. Most boards have two fields, branded and unbranded, and syndication to public IDX sites generally requires the unbranded link with no agent name, logo, or call to action. The iframe embed is for your own website and brokerage pages, not the MLS form.

Does the MLS accept an iframe?

Almost never. MLS listing forms are structured data, not web pages. The virtual tour slot is a URL field, sometimes two. When the listing syndicates to Realtor.com, Zillow, Redfin, brokerage sites, and the thousands of IDX feeds behind them, each consumer renders a "Virtual Tour" link or button from that URL.

So the question is not "how do I embed" but "which URL do I paste." The iframe snippet is for surfaces you control: your personal site, a brokerage listing page, a landing page you built for the property. The MLS embedding guide lists the exact field names for the common North American boards.

What is the difference between branded and unbranded?

A branded tour shows your name, photo, logo, contact details, and any lead-capture form. Boards allow it in the branded field, and it is what you share directly with buyers and post on social.

An unbranded tour shows the property and nothing else. No agent identity, no brokerage logo, no "book a showing" button. IDX rules exist to stop one agent advertising on another brokerage's website, so any tour that syndicates publicly has to be unbranded.

If your board has only one field, assume it must be unbranded. Pasting a branded link there is the most common compliance kick on virtual tours, and the fix is usually a fine or the listing being pulled from syndication until corrected.

Where exactly does the URL go?

Field names vary. The common ones:

  • "Virtual Tour URL" / "Virtual Tour URL 1" and "2"
  • "Virtual Tour Link (Branded)" and "(Unbranded)"
  • "Media" → add link → type "Virtual Tour"
  • "Tour URL" in listing-input software like Matrix, Paragon, or Flexmls

If there are two fields, paste the branded URL in the branded one and the unbranded URL in the unbranded one. If there is one, paste unbranded. Some boards also ask for a "tour type"; "3D" or "interactive" is the honest pick, and "video" is wrong since a splat is not a video.

What makes a tour load well from an MLS link?

Buyers click MLS tour links on their phone, from a listing app, on whatever network they are on. Three things matter:

  1. No app, no plugin. The link should open in the phone's browser and render in a few seconds. Anything that asks the buyer to install something loses them.
  2. A stable URL. Listings stay on the MLS for months and in archives for years. If the tour host deletes the tour when a subscription lapses, the MLS link dies with it. Check your host's hosting terms before you paste.
  3. A poster frame. The first thing the buyer sees should be an image of the property while the 3D scene loads, not a blank canvas.

What about photos and the listing description?

The tour does not replace photos. Photos get the click in search results; the tour answers "what is the layout actually like" after the click. Use both. In the public remarks, many boards forbid URLs entirely, so do not paste the tour link there. A phrase like "3D walkthrough available via the virtual tour link" is usually allowed and tells buyers to look for the button. Check your board's remarks policy; some forbid even that.

Can I put the 3D tour link in the listing remarks?
