3D tour apps for iPhone compared (2026)

Short answer

There are three kinds of iPhone 3D tour tools in 2026: panorama apps that capture 360 views spot by spot (Zillow 3D Home, Matterport's app, Asteroom), scanning apps that use the camera or LiDAR to build a mesh or a Gaussian splat on the device (Polycam, Scaniverse, Luma), and no-app services where you upload a walkthrough video from the Camera app and a cloud pipeline reconstructs a splat (VOLUME). The right one depends on whether you want panoramas, a measured scan, or a walkable listing tour with hosting and embeds already handled.

VOLUME Virtual

What are the three categories?

Panorama tour apps. You stand still and rotate the phone, or mount it on a rotator, to capture a 360 image per spot. The app links the spots into a tour. Examples: Zillow 3D Home (free, hosted on Zillow), the Matterport app on a phone (hosted on Matterport, plan-limited), Asteroom (rotator kit, hosted on Asteroom). Output is panoramas; the viewer jumps between spots.

Scanning and splat capture apps. You move the phone around the space and the app reconstructs a 3D model, either a mesh using LiDAR and photogrammetry or a Gaussian splat from the captured frames. Examples: Polycam, Scaniverse, and Luma's capture app. Output is a 3D file you can view, share, and export; these apps are general-purpose and not built around listings.

No-app video services. You record a walkthrough in the normal Camera app and upload it to a web service that reconstructs a splat in the cloud, hosts it, and gives you the embed and the file. VOLUME is in this category.

How do they differ on capture?

Panorama apps need you to stop at each spot. Easy to do, slow for a whole house, and the result never lets the viewer move between spots.

Scanning apps need you to move around every surface, often more thoroughly than a walkthrough, while watching the screen for coverage feedback. LiDAR-based scans want a Pro iPhone. Splat capture apps vary in how much guidance they give and how long on-device or cloud processing takes.

Video services need a slow, lit, continuous walk and nothing else. You are not watching a screen; you are filming. The trade is that you get no live feedback, so the shot guide matters more.

How do they differ on output and hosting?

  • Panorama apps: hosted on the vendor's platform. Zillow's lives on Zillow. Matterport's lives on Matterport under its plans. Export of raw panoramas varies.
  • Scanning apps: the file is on your device or the app's cloud; most offer export to common 3D formats (mesh formats for scans, .ply or .spz for splats) on free or paid tiers. Hosting and embedding are usually a shared link to the app's web viewer, not a listing-oriented page.
  • Video services: hosted on the service with a listing-oriented page, an embed, and (on VOLUME) a downloadable splat file, lead capture, and analytics.

If you need a listing tour you can paste into an MLS field and embed on a site, the general-purpose scanning apps leave that work to you. If you need a 3D asset for a design or games project, they are the better tool and VOLUME is the wrong one.

What does each cost, structurally?

Panorama apps range from free (portal-bundled) to subscription (platform plans). Scanning apps are typically freemium: free capture with limits, a subscription for exports and higher quality. Video services are per tour or per month; VOLUME is $79 per tour or $99 a month for five, first tour free.

We are not quoting other vendors' prices. They change often and a stale number is worse than none. Check each app's current page.

Which should an agent or host pick?

  • Want free and on Zillow: Zillow 3D Home, in US markets.
  • Already on Matterport: the Matterport app, accepting the hosting plan.
  • Want a 3D asset to use in other software, or you like scanning: Polycam, Scaniverse, or Luma, and handle hosting yourself.
  • Want a walkable listing tour with the hosting, embed, MLS link, and file handled, from a plain video: VOLUME.

A reasonable test is to make the same room with two of them and open both on a phone over mobile data. Load time, how it feels to move, and what you can do with the link afterwards will settle it faster than any comparison page. iPhone vs Android for 3D tour capture covers the camera settings that apply to all of them.

What VOLUME does here

VOLUME has no iPhone app on purpose. You film in the Camera app, upload in Safari, and the reconstruction runs in the cloud. The result is a listing-shaped product: a public tour page with a poster frame, an unbranded MLS link, an iframe embed and WordPress shortcode, a lead form, per-tour analytics, password protection, and a downloadable splat file. It does not do LiDAR scanning, mesh export, measurements, or floor plans.

Questions people ask

Do I need a Pro iPhone with LiDAR for VOLUME?
No. Any iPhone that records steady 1080p video works. LiDAR is not used.
Can I upload a splat made in another app to VOLUME?
Not today. VOLUME reconstructs from video. Uploading an existing .ply or .spz is not a feature.

Your first tour is free, no card at signup. After that a single tour is $79. If a usable walkthrough can't be reconstructed, you're never charged.
